JOB DESCRIPTION

FCI Hospitality, is a specialty Commercial General Construction company that provides services for renovation and restoration projects to Hospitality industry. The company provides all types of PIP and Capex based services, including painting, roofing, carpentry, and MEP. The company’s major focus segment is 3 star and up hotel properties. The company has created a strong reputation in the marketplace for providing quality workmanship and reliability.

 

We are seeking a Project Manager, to be based in Houston, TX.

 

You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. An excellent Construction Project Manager must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.

 

 

• 10+ years commercial construction experience

• 5+ years Estimating at today’s cost (not just bidding)

• Successful history of managing multiple concurrent projects.

• 15+ years total construction experience (interior build-out/renovation)

• Minimum 10 year working with customer/owners.

• Understanding of current commercial construction market cost (recent & practical)

• High level abstract/conceptual thinking skills

• Successful history of writing creating sub-contractor contracts.

• Understand and manage the scope of subcontractor deliverables (reviewing)

• Proficient in project scheduling

• Proficient in PM software

• Proficient in estimating software.

• Track record of successful job buyout / cost management

• History of effectively planning to meet deadlines.

• 4-year degree or equivalent (military a plus)

• Excellent written and verbal communication skills

 

 

Responsibilities

• Collaborate with engineers, architects etc. to determine the specifications of the project.

• Negotiate contracts with external vendors to reach profitable agreements.

• Obtain permits and licenses from appropriate authorities.

• Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations.

• Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.

• Acquire equipment and material and monitor stocks to timely handle inadequacies.

• Hire contractors and other staff and allocate responsibilities.

• Supervise the work of laborers, mechanics etc. and give them guidance when needed.

• Evaluate progress and prepare detailed reports.

• Ensure adherence to all health and safety standards and report issues.

We are seeking an Assistant Project Manager, to be based in Houston, TX.

 

 

Role Responsibilities:

 

• Ensure the level of customer relations all customers can expect is always maintained for both existing and new customers.

• Cold-call Hotel properties to seek out new customers or stop by existing customers for courtesy calls.

• Meet frequently with customers to ensure that current projects are going as planned and to their satisfaction, while exploring future business opportunities.

• Always provide excellent customer service and respond to all customer inquiries in a timely manner.

• Attend Hotel Lodging Association meetings regularly to cultivate relationships with existing customers and meet new potential customers.

• Complete the bid process in a timely and competitive manner using our estimating system and review bids with the management.

• Purchase materials and arrange delivery of materials in a timely manner.

• Contract and schedule for all required subcontractors and equipment.

• Ensure subcontractors are completing their responsibility on schedule with emphasis on quality that meets or exceeds customer requirements.

• Attend pre-construction meetings as needed including appropriate employees and subcontractors.

• Build job schedule including start and completion dates, milestones for production and billing.

• Involvement with pay schedules and AR from start to finish.

• Prepare for and schedule cost-to-complete meetings throughout job to ensure accurate costs and completion of projects.

• Where applicable, assure that change orders have been submitted and approved in writing before work that was not in the original scope has been performed.

• Ensure punch inspections (walk-arounds) are performed correctly and completely to ensure the quality level expected of management.

• Manage the punch list document to record discrepancies while inspecting job and assure that subcontractors are given a copy and understand and correct the discrepancies listed.

• Assure job is completed on time per the schedule and contract documents.

• Assure subcontractors are operating in a safe manner and following safety requirements per OSHA, management, and the property owner. Make immediate corrections where required.

• Approve invoices (materials and subcontractors) in a timely manner in accordance with established schedules and ensure that they have been coded to the proper job before submitting.

• Ensure proper office personnel are given the necessary completion information in a timely manner to invoice customers per the established schedule.

• Assist in recognizing employees who have potential to develop in a manner that will benefit their careers while helping the company grow.

 

 

Qualifications, Education and/or Experience:

• Experience with Hotel industry is ideal.

• Ability to accurately interpret the scope, specifications (including blueprints) and timeliness of customer plans, while obtaining the desired level of profit to the company.

• Excellent motivator who establishes solid working relationships with employees, subcontractors, and customers.

• Ability to recognize and deal with priorities and to meet all deadlines associated with time-sensitive work.

• Excellent communication skills both oral and written.

• Excellent reading, writing and math skills.

• Strong organization skills.

• High School Diploma/GED equivalent but additional education/experience is preferred.

• At least three years’ experience demonstrating ability to successfully run projects of $500K more.

Responsibilities include, but are not limited to:

 

  • • New warehouses set up. Build a highly efficient warehouse team.
  • • Oversee cycle count process to ensure accuracy and control of inventory volumes.

 

Position Requirements & Experience:

 

• Bachelor’s degree in Business, Supply Chain, Operations Management, Logistics preferred.

• 5 or more years warehouse supervisory experience

• Experience with setting up a lean warehouse.

• Proficient in WMS/ERP

• Proficient in training/mentoring

• Proficient at quality record documentation, including managing investigations.

• Experience with developing procedures and technical writing

• Inventory control experience (cycle counting, physical inventories) preferred.

• Ability to lift material up to 50 lbs.

• Experience and/or certification in operating material-handling equipment preferred.

• Excellent organizational skills and an ability to prioritize effectively to deliver results within reasonably established timelines.

• Strong interpersonal skills including verbal and written communication are essential in this collaborative work environment.

• Ability to work in a fast-paced, highly visible, and dynamic environment is critical; able to work effectively with ambiguity and incomplete information.
