OVERVIEW

DoubleTree by Hilton Hotel Houston IAH is a 313-room hotel with 12,483 sqft 22 meeting rooms space. The proximity to the Intercontinental Airport provides a unique position to serve business and leisure travelers.

The existing 1990's design concept was modernized to a bright and open environment to promote a guest-friendly area for relaxation and socialization.

Energy and airline industries are the primary customer profiles for meeting rooms. With the primary customers in mind, the hotel owners devised a plan to increase the capacity and better serve their customers' needs.

The airline industry set the stage for the theme of Boeing 747 for the public and meeting areas.

This theme allows the DoubleTree Hotel Management to market to both local and out of town patrons.

Due to our competitive pricing, the Hotel Ownership awarded FCI Hospitality Inc. multimillion-dollar renovation project. Proactively, we provided a free 3D rendering service that allotted all parties to visualize the entire project before the start of the construction process.

Increasing the F&B and meeting space revenue was the utmost goal for this renovation project.

We were able to identify any potential obstacles with the project designs and hotel operations. We successfully delivered an on-time project with minimal disruptions to daily hotel operations.

The project turned out beautifully and we all had a very happy client at the end of the job.

FCI Hospitality team handled the construction scope for the renovation of the DoubleTree hotel. The scope included renovations of ballrooms, restrooms, lobby, meeting rooms, restaurant, bar, grab and go, guestroom corridors, guestroom suites. This project was not without its challenges, but FCI Hospitality team always came to the table with a plan to streamline the process, solve problems, maintain budget, and mitigate costs to my clients as much as possible.

BACKGROUND

FCI Hospitality's responsibility was to overhaul the restaurant, bar, cafe shop, and lobby areas into a more open and accessible public space.

We relocated the bar and cafe to create an open and spacious venue aesthetically pleasing upon entering the lobby area.

We provided customized millwork by working with our local, subcontractors throughout this project.

With the proximity to IAH, the hotel's meeting spaces are in high demand. We created additional meeting spaces from the area gained from relocating the restaurant. Additionally, we brought the entire MEP infrastructure up to code.

Upon entering the reception area, the client was greeted with a dated design and lobby layout.

We created a reception area that is modern and client friendly.  The lobby is now open, bright, and welcoming space for relaxation and socialization.

CHALLENGES

This project's property is a high demand hotel that needed to be fully operational during the renovations.  We worked with management to ensure there were not any disruptions to their operations or clients. Due to the sheer size of the different construction areas, we developed a plan with a flexible schedule to suit the needs of the daily hotel operations.

Relocated the entire F&B operations for the continuation of ongoing services

The original design had the main kitchen access inaccessible. We were able to design and create access for the property to use in the interim.

We were able to keep the daily hotel management operations running without any disruptions during the entirety of the project.

We minimized the construction area's impact on guests by thorough site cleaning and utilized flexible scheduling to meet with daily needs.

SOLUTION

We understand the importance of keeping business as usual during the construction process. To meet with our client's needs, we customized a flexible construction schedule with the hotel management that allowed for an on-time completion without compromising guests' satisfaction scores.

Other than the standard barriers, we created extra buffer zones to ensure the comfort of the guests and staff.


